Assetization

From a receipt
to an asset class.

A warehouse receipt is a loan. An asset class is a flow of cash with a measurable variance. The distance between them is data — and the only thing that closes it is being able to say, before the harvest, how much coffee will exist and what it will cup at.

Step 1 — In-field receipts

Finance the crop before it is harvested

This is the one thing traditional origin coffee cannot do. A field cannot be forecast to ±5%; a controlled room can. Once yield is predictable, the future lot becomes a pledgeable asset months before it exists.

01

Planted batch

Variety, plant count, planting date and the full light and nutrient recipe are fixed at the start. The batch is a specification, not a hope.

02

Yield curve

Sensor history plus phenology model projects harvest weight per plant. Aeroponic batches track to ±5%; open-field coffee does not track at all.

03

Pre-harvest receipt

A receipt issued against a confirmed batch, with a discount for biological risk and a conversion clause that converts to a physical receipt on intake.

04

Conversion & true-up

At intake, actual weight and cup score settle against the projection. Over-delivery is credited; shortfall is drawn from the borrower's margin.

Step 2 — A secondary market

A receipt nobody can resell is a receipt nobody will hold

Liquidity does not come from wanting it. It comes from three preconditions that have to exist before the first trade.

L.1

Standardised grading

A buyer must be able to price a lot without seeing it. That requires a fixed grade convention, a retained sample per lot, and a dispute mechanism with a named arbiter.

L.2

Daily valuation, published

One number, one timestamp, one methodology. A market with three prices is not a market, it is three opinions.

L.3

Settlement & delivery

Transfer must move title and goods in one atomic step, otherwise the buyer carries the same duplicate-pledge risk the bank was trying to eliminate.

Step 3 — Roadmap

Four stages, in this order

The sequencing matters more than the ambition. Each stage produces the evidence the next one needs, and skipping a stage means building on a number nobody has verified.

Stage 01

Metered loop — sensors to passport

Root zone, canopy, phenotype, metabolites and cup score on one batch ID. No lending, no products. Just prove the record is complete and reproducible.

Output: reproducibility
Stage 02

Two products, one vault

Vault storage and pledge lending only. This is where the valuation engine gets calibrated against realised recoveries — the number that makes every later product credible.

Output: recovery data
Stage 03

Leasing and savings

Once title control and quality guarantees hold, the same inventory can be leased. Term structure begins to price, and the balance sheet starts carrying duration instead of stock.

Output: duration & spread
Stage 04

Instrument issuance

In-field receipts, receipt funds and infrastructure vehicles. Only after three years of verified valuation and recovery history — investors underwrite a track record, not a model.

Output: an asset class
Step 4 — The REIT interface

Data does not create yield. It lowers the discount rate.

A listed vehicle is not bought on the strength of a good story. It is bought on the predictability of net operating income. What data science actually contributes here is variance reduction — which is another way of saying valuation uplift at constant cash flow.

Asset-level KPI Without instrumentation With instrumentation Investor effect
Yield per plant per yearEstimated, quarterlyMeasured, continuousRevenue line becomes modelled, not forecast
Revenue per m²Blended averageBy bay, by recipeUnderperforming assets can be repriced
Energy intensityAnnual utility billkWh per kg, real timeThe largest cost becomes hedgeable
Unplanned downtimeReactive maintenancePredictive, nozzle and pump telemetryCapex shocks removed from the model
Quality varianceUnknown until cuppingNarrowed by controlled inputsPremium realisation becomes bankable
The honest version of the REIT argument. Data converts a biological asset into something that behaves like industrial capacity — measurable output, measurable cost, measurable downtime. That is what allows an agricultural facility to be underwritten on infrastructure terms instead of venture terms. It does not remove biological risk; it makes it priceable. And in most jurisdictions the question of whether agricultural facilities can sit inside a listed property vehicle at all is a legal question first, a data question second — the practical route is to seed the vehicle with standard real estate (warehouse, cold chain, retail) and hold the growing assets as an operating platform.

What we will not claim

We do not promise perfect flavour replication

Predicting cup score from growth data lands around R² 0.6–0.8 in practice. That is a genuinely useful number and a genuinely insufficient one. Anyone quoting 0.98 is quoting a training set.

We do not treat carbon credits as bankable yet

Vertical farming's largest emission is electricity. On a grid average factor, a controlled-environment kilogram can carry more CO₂e than a sun-dried one. Until green power is contracted and the methodology is settled, the carbon ledger is an internal instrument and a Scope 3 data service — not collateral.

We do not eliminate biological risk

A clogged nozzle bank or a power failure is a single-point failure that can take an entire batch. That risk is insured and priced, not modelled away.

We do not skip the boring part

Registry numbers, unannounced counts, discharge instructions, retained samples. Two decades of commodity-finance blowups happened because someone found the paperwork tedious and decided the relationship was good enough.
